Building Permit Holder's Information

Thank you for obtaining a building permit for your new residential or commercial improvement project. We are happy to work with you to help assure both a safe construction process as well as a project completed to approved, code-compliant specifications. Please review this important permit-holder’s information before beginning any work.

Permit Card 

Please post your permit card in a prominent location, perhaps a window or door, which is visible from the street or driveway.

Job Copy Plans  

The Village-approved permit plans and attached Conditions of Permit and plan reviews need to be kept on the job site at all times, available to the inspector at all inspections.  Failure to produce the job copy plans at an inspection may result in the failure of that inspection and the need to schedule a re-inspection with a re-inspection fee. Please read over all the conditions of permit and plan review comments that are attached to your job copy plans for important information regarding building, zoning, engineering and other Village Code requirements.

Inspection List

Along with your approved plans and review comments, you are receiving a checklist of required inspections for the various phases of your construction. Please follow this guide so as not to skip any important inspections along the way. We do not accept photos in lieu of inspections. We also recommend that, whenever possible, the contractor be present at the inspections of his trade. Occasionally additional inspections are requested by the inspector mid-project depending on circumstances that arise during unique projects. There may be additional costs for extra inspections as dictated by the Village Code Fee Schedule. Building Inspectors

The Village of Long Grove has an intergovernmental agreement with the Village of Mundelein for plan review and inspection services. All Mundelein building inspectors will carry a Village of Long Grove photo i.d. to all Long Grove inspections.


Scheduling Building Inspections

Inspections are performed in the mornings only, between 8:00 a.m. and 12:00 p.m., Monday through Friday. Please use the "Schedule a Building inspection" link to schedule a building inspection. IMPORTANT: Next-day inspection requests must be submitted before 12:00 p.m. on the preceding business day. The inspection schedule will be filled on a first-requested/first-scheduled basis. We are sorry but specific appointment times may not be requested.


Canceling Building Inspections

Should you need to cancel a scheduled building inspection, please email or call the Village office (847-634-9440) prior to the scheduled timeframe. Cancelations during the scheduled timeframe or after an inspector has arrived on site will result in an inspection fee.

Scheduling Engineering Inspections

If your project requires engineering inspections, please call the Village engineering consultant, Gewalt Hamilton Assoc., directly at (847) 478-9700. Please keep in mind that engineering inspections require a minimum 48 business hours advance notice for scheduling.  Cancelations also need to be handled directly with the Gewalt Hamilton office. Fees for extra engineering inspections and re-inspections are dictated by the Village Code Fee Schedule

Scheduling Forester (Tree) Inspections

If your project involves tree protection and/or tree removal and you need to schedule a Village forester inspection, please call the Village office at (847) 634-9440 to request an inspection. The forester requires a minimum 48 business hours advance notice for inspections.

Scheduling Fire Department Inspections

If your project requires fire department review and fire sprinkler, fire alarm, life safety inspections, or a fire pit inspection, you will need to contact the appropriate fire department directly:  LONG GROVE FIRE  (847) 634-3143  or  COUNTRYSIDE FIRE  (847) 367-5511.

Lake County Permits

If your project also required a Lake County permit, please be mindful of each permit’s separate requirements, i.e. both the Village and the County each require their own sanitary sewer connection or water service inspections. For County sewer and water call Lake County Public Works (847) 377-7500; for private septic and well, call Lake County Health Dept. (847) 377-8020.

Re-Inspections

Inspections that are failed and need to be re-scheduled result in a re-inspection fee as dictated by the Village Code Fee Schedule. In an effort to cut down the likelihood of failed inspections, you are being provided with a list of the most common violations found on rough and final building inspections. Please review this list and feel free to call the Village office anytime, (847) 634-9440, or the Technical Call Line at (847) 949-2137, and ask to speak with an inspector to answer any questions you may have prior to scheduling your inspection.

Change in Scope of Work

If your scope of work changes during the course of your project, please submit a written revised scope of work and revised plans to the Building Department for review prior to starting work in any areas not previously approved as part of your existing permit. Additional review fees and inspection fees may be required.

Change in Contractors

Please inform the Building Department in writing of any contractor changes prior to the new contractor starting work under the existing permit. We will verify licenses, update the records and issue an updated permit card for you to post on the job site. The Village does not require contractor registrations. There is no fee for changing contractors on a permit record. Building inspectors will verify contractors present on the job site and compare to those listed on the permit card; unapproved general, electrical, mechanical, plumbing or roofing contractors on the job site may result in work stoppage and related fees in accordance with the Village Code Fee Schedule.

Dumpster and Storage Containers

Dumpsters need to be kept on your own private property and not in a right-of-way. Please contact Long Grove Zoning* at (847) 949-3282 for zoning regulations regarding the placement of temporary storage units or trailers on your property. (Long Grove Zoning is currently being handled by the Village of Mundelein as part of an intergovernmental agreement between our two communities.)


Please Maintain a Clean and Safe Job Site

Avoid work stoppage by maintaining a clean and safe job site, indoors and out. Keep all construction debris collected in a timely manner and off neighbors’ properties and streets. Clean off any gravel track-off from roads immediately.


Site Stabilization

Per the Village’s Stormwater Ordinance, all disturbed areas shall be stabilized with either topsoil, seed and erosion control blanket (properly secured) and/or topsoil and sod. The site needs to be fully restored within 7 days of completion of construction and a full stand of grass should be established within 28 days from sod/seed placement. Please read your engineering review for complete details regarding site stabilization requirements and call Village engineer Gewalt Hamilton Assoc. at (847) 478-9700 with any site stabilization, grading, or drainage questions.

Permit Duration

Your building permit is valid for 18 months from the date of issuance. It may be extended for 6 additional months, to 24 months from issuance, for a fee of $100.00. If work is still not completed at 24 months then the Village Code allows for further extension for a maximum of 6 additional months, to 30 months total from issuance, with a written request by the permit holder and a monthly payment equal to 10% of the original full permit fee per each month. Please refer to Village Code section 109.2 and the Village of Long Grove fee schedule for details. In the event that all construction has not been completed within the maximum allowable 30-month permit duration then no further construction is permitted to occur until the permit applicant obtains a new permit and pays all fees associated with the new permit.

 

Security Deposit Refund

If your project required a security deposit, that deposit shall be refunded back to the original remitter once all permit requirements have been satisfactorily approved. Any remaining unpaid permit fees will be deducted from the security deposit at the time of permit close-out. Refund processing may take approximately 2 to 4 weeks’ time. Refund checks are sent by mail to the name and address on the originally remitted security deposit check. If an address changes for the remitter, please inform the Village office in writing. We cannot be responsible for checks mailed to old addresses. There is a fee for re-issuing lost checks.

Saturday: 8:00 a.m. - 5:00 p.m.
Sunday: 10:00 a.m. - 5:00 p.m.; only by occupant on own residence
