Long Grove Building Department

As the Village of Long Grove is a small, limited government all building and zoning work is done through third-party contractors to best serve the needs of the community. The Village of Long Grove Building Department's goal is to ensure that structures built or renovated in Long Grove are safe, including homes, businesses, and other structures, from hazards incidental to the design, erection, repair, and occupancy of buildings through proper inspection practices with qualified building inspectors. The Village of Long Grove contracts its plan review and building inspection services to SAFEbuilt, LLC. SAFEbuilt is a nationwide company that serves over 50 municipalities in Illinois.

Do I need a permit?

Almost all building or property changes require a permit with the Building Department. Common examples of projects that require a permit with the Village are, but not limited to; decks, additions, new buildings/structures, interior alterations (including bathroom/kitchen/basement remodeling), pools/hot tubs, sheds, patios/driveways/paving, re-paving, lawn irrigation systems, siding, roofing, brickwork, tuckpointing, electrical improvements, plumbing improvements, water heaters, HVAC, window replacement, door replacement, demolition, sewer repairs, water repairs, signs, etc.

How much does a permit cost?

Permit fees are calculated as part of the permit review and are non-refundable. Complete permit fees (including plan review, inspections, etc.) will be calculated at the time of review and are due upon completion of the final review. For a schedule of fees, refer to Village Building and Zoning Code, Title 12: Fees and Cost.

When can I schedule an inspection? 

Inspections are performed Monday-Friday. 

We have two options for inspections:

AM: 8:00am-12:00pm

PM: 12:00pm-3:00pm 

There are NO SAME DAY inspections 

Next Day requests need to be submitted by 12 noon on the previous business day

Does Long Grove require security deposits?

Yes, Long Grove has a security deposit for most projects.  Amounts are listed below in accordance with the Village Code:(A)

  1. A security deposit in the amount of $10,000.00 shall be required for new commercial building construction.(B)

  2. A security deposit in the amount of $6,000.00 shall be required for new residential construction, additions, incidental or accessory buildings exceeding 1,000 square feet.(C)

  3. A security deposit in the amount of $3,000.00 shall be required for new construction, additions, commercial build-out, incidental or accessory buildings exceeding 500 square feet, and belowground swimming pools.(D)

  4. A security deposit in the amount of $1,500.00 shall be required for new construction, additions, commercial build-out, incidental or accessory buildings not exceeding 500 square feet, aboveground swimming pools and all other construction or alterations.

  5. A security deposit in the amount of $500.00 shall be required for all other improvement projects requiring a building permit.

How long does it take to process my security deposit refund? 

Please allow 2-4 weeks of processing security deposit refunds once all permit requirements have been met and inspections have been completed.

Where can I view the building codes?

  1. The International building codes are available online at https://www.iccsafe.org/. Effective June 1, 2026, the Village of Long Grove uses the 2021 International Building Code (IBC). To view the updated code, please click here.

  3. The IL Plumbing Code and IL Accessibility Code can be viewed at the IL State websites.

What are the construction working hours?

Monday through Friday: 7:00am to 7:00pm

Saturday: 8:00am-6:00pm

Sunday: 10:00am-5:00pm; only by occupant on own residence

Does Long Grove require contractor registration?

No, the Village does not require contractor registration. However, you must register through the Village for access to CommunityCore to submit applications and view permits.

Does Long Grove have a Village engineer?

Yes, Gewalt Hamilton Associates, Inc. (GHA) serves as the Village Engineer for the Village of Long Grove.
